Description

This delightful detached cottage and its large garden are bursting with potential. The grounds border the towpath of the LLangollen Canal above, and overlook the River Dee below. There are lovely rural views over the river valley and surrounding hills from the property and the setting is wonderfully tranquil. The Llangollen Motor Museum is literally next door to the cottage.
The cottage is approached from the lane to the Motor Museum, which crosses the canal. Just over the bridge an access lane on the right leads to the Museum, and another to the left leads down to the towpath and the cottage. As you come down the slope to the towpath, there is a pedestrian gate to the right leading into the garden, and beyond this is a wide five bar gate which opens into the driveway right beside the towpath. Here you will find a characterful brick built detached garage with a chimney, which is ripe for conversion.
Steps lead from the driveway down to the cottage, which is entered via the kitchen. The kitchen is in an outdated lean-to style extension. It is a good size but would benefit from replacing or considerable updating. There is a ground floor shower room off the kitchen. From the kitchen the old front door opens into a large dining room with stairs rising to the first floor. This room is currently dominated by a huge boiler under the stairs, but could be remodelled into a gorgeous reception room. The dining room leads on into a spacious living room. Glazed double doors open into a large lean-to style conservatory. Double doors from the conservatory provide an alternative entrance to the cottage.
Stairs rise from the dining room to the first floor landing with a window overlooking the canal. Here the landing leads to a spacious master bedroom, a large double bedroom, and a bathroom. Both bedrooms have wonderful views over the river valley and beyond.
This cottage is a real tardis with some surprisingly large rooms. Everything is dated and in need of attention, but there is fantastic scope to modernise and improve the accommodation and redo the decor to your own tastes. There is evidence that the gardens were once beautifully tended, and there are two huge greenhouses and several useful outbuildings. It just needs your loving touch to bring it all back to life.
