Roydon Lock House is a fantastic opportunity to own a landmark lock cottage with pre-existing end of garden mooring rights. The front door is a stable door on the river side of the house. This opens into an entrance hall with a feature porthole window, and a staircase to the first floor. The sitting room to your left is a welcoming space with a wood and coal stove set in a brick fireplace, a window to the rear and a bay window looking out over the lock and river. The spacious kitchen diner to the right is partially open plan. The kitchen is at the rear and the dining area at the front, enjoying another bay window overlooking the lock and river. Beside the kitchen is a rear hallway area, with a door to garden. On the first floor there is a landing with a window to the rear. There are two large doubles to the front, a small double to the rear, and a spacious bathroom. All the bedrooms are double aspect, with fantastic views of the lock and river.
Outside there are lovely gardens comprising a glorious lawn to the rear, a canopied patio to the side of the house, and further patio and lawn alongside the lock and river, where the owner arranged a number of picnic tables. There is also an outside toilet. There are lovely views of the canal from the side garden, and of course, there are fantastic towpath walks right on your doorstep. At the end of the trade lawn is a further private section of garden. Here you will find a mooring for your narrowboat, which enjoys historic end of garden rights subject to continued CRT permission.
