Kings Road, Calf Heath
Staffordshire and Worcestershire Canal
This charming cottage is in a delightful location in the village of Calf Heath. It sits in a long plot with views to the rear over the garden, and across Hatherton Marina’s small caravan field, to the main marina moorings and the Staffordshire and Worcestershire Canal. The gated entrance to the marina’s entrance drive is just two doors away from the cottage, making this a perfect place to moor your boat, and even see it from your window. There are lovely towpath walks near the cottage, and the marina grounds include a small lake which attracts a wide range of birds and wildlife.
The cottage has a small front garden with a manicured hedge providing some privacy. A gravelled drive leads to wrought iron gates beyond which is a single garage. A paved pathway leads down the side of the garage to an external home office with its own lighting, power, electric heaters and telephone.
The front door is at the side of the property and opens into a cosy living room at the front of the house, the focal point of which is a lovely cast iron gas stove in an exposed brick chimney. The living room opens to a good sized dining room, from which stairs rise to the first floor. Windows look out to the side and the rear making this a lovely bright room. A door from the dining room leads into a lovely country kitchen with an attractive beamed ceiling and a quarry tiled floor. There is a separate utility room with laundry facilities, and a solid fuel Rayburn with a back boiler which runs the central heating. Finally, there is a large and contemporary ground floor bathroom. A glazed stable door from the kitchen leads out to the garden through the rear porch.
Upstairs there is a large double bedroom to the front, and a good sized double to the rear, which enjoys fabulous views of the marina. A staircase rises from this bedroom to a loft room, where a velux skylight provides even more beautiful views over the marina and surrounding countryside.
The long, mainly lawned garden is very private, and is divided into several different areas. There are raised vegetable beds, a trellised archway, and colourful well stocked beds. A beautiful canopied sitting area provides a lovely space to sit out on a summers evening. At the bottom of the garden, there is a superb summer house, with a paved sitting area to the front. Double doors open up to reveal a cosy room with windows looking out on each side. The summer house has a cast iron stove, a TV point, lighting and power. This makes a lovely studio or space for entertaining or relaxing.
