Jasmine Cottage is a lovely modern detached property about half a mile from the centre of the vibrant village of Wombourne. It is set on the offside bank of the Staffordshire and Worcestershire Canal adjacent to a canal bridge. The house enjoys excellent views along the canal and has the potential for an end of garden mooring, subject to permission from the Canal and River Trust. The potential mooring space is a good length, but I am advised that there are no historic mooring rights, and that some dredging may be required to achieve a workable depth.
The house is approached via a private lane serving a handful of houses. Double electric gates to the right hand side open onto a block paved driveway from which a gate leads into the side patio garden, and also steps descend to the canalside. Further parking is available to the left side of the house where a block paved driveway leads to an integral garage.
The front door is set under a storm porch and opens into the hallway. There is a cloakroom to the left with a window to the front. To the right is a spacious sitting room with a bow window to the front, a cosy gas fireplace, and glazed double doors leading out to the first of two conservatories. This delightful space is to the side of the house with a pair of glazed doors opening out to the garden. Returning to the hallway there is a door opening into the elegant kitchen and dining area. This is open plan leading into to a wide conservatory which runs right across the back of the house. This conservatory overlooks the canal providing fantastic views. There are two doors from the conservatory into different areas of the garden and another door leading into the garage.
A staircase rises from the hallway to the first floor. Upstairs there are four bedrooms, all of which are good sized doubles, and three of which benefit from windows to the rear with views over the canal. The fourth bedroom, which could be used as a master bedroom or guest suite, has a window overlooking the side patio and an en-suite shower room to the front. Finally there is a large main bathroom with a bath and separate shower cubicle and a window to the front.
The garden is arranged over several levels and three main sections. There is a large private enclosed paved patio to the right of the house. At a lower level there is a wide but shallow canalside lawn. This is edged with established shrubs, and the entire canalside border is securely fenced. Thirdly, there is a lovely deck area right beside the canal, perfect for outdoor seating, where you can enjoy watching the passing narrowboats.
