Who is behind Canalside Property?
Canalside Property is an independent property website run by Sheridan Parsons. Property details are published in good faith, as a service to both property sellers and property buyers. Neither Canalside Property as an entity, nor Sheridan Parsons as an individual, are responsible for any errors or omissions, any loss, financial or otherwise, or any damage or expense, which may be incurred by any person, including any property owner, property purchasor, or estate agent, as a consequence of any property listing on the website, or as a consequence of any social media references to any such property.
What about Estate Agent’s commissions?
Commission is due to your estate agent(s) in accordance with the contract you signed with them. Canalside Property is not an estate agent, does not receive commissions, and is not responsible in any way for the negotiation or sale of properties. A viewing, offer, or sale, arising from a listing on Canalside Property does not change the arrangement you have with your estate agent(s) in any way.
Text describing properties is written by Sheridan Parsons. Methods typically used include: paraphrasing agent’s details, searching the internet and social media, viewing floorplans, undertaking historical research, and looking at local maps. Sheridan Parsons only views a property on rare occasions. Agents responsible for marketing the property are therefore advised to check the text describing that property, and to raise any issues or concerns. Corrections will be made at the earliest reasonable opportunity.
The images on the website are procured from a number of sources including Sheridan Parsons herself, estate agents (by agreement), Geograph (Creative Commons), and occasionally members of the public (by donation). If you see an image which is not correctly credited you may request that a credit is added or amended. Contributors, property owners, and estate agents, should be aware that embedded location data (EXIF GPS) may be included and that visitors to the website can potentially download and extract any location data from images on the website.
If you are the owner of a property (the vendor) or an estate agent responsible for marketing a property, you can request that we delete that property or amend the text describing that property, the price, or the conditions of sale, at any time. This will be done at the earliest reasonable opportunity.
If you have supplied a photograph, or if there is sensitive content in a photograph, you may request that it is removed at any time. This will be done at the earliest reasonable opportunity.
